Foreign Property Ownership in Costa Rica???
Foreign citizens including citizens of the US and Canada can own property in Costa Rica fee simple. Titled property is available throughout the country and available for puchase. After writing an option to purchase or completing a purchase agreement, funds are put in escrow, the title is researched and due diligence is performed. Closing can be as fast as a couple of weeks to 30 days.
What is the Costa Rica Maritime Zone?
Along the Pacific Coast and Carribean Coast of Costa Rica, the government has created maritime zone which ensures the coasts are developed within the best interests of the Costa Rican citizens. The first 50 meters back from the median high tide line is considered public property in the entire country. The next 150 meters are considered concession property (with few exceptions including Jaco where foreigners CAN hold title up to the 50 meter mark). Special consideration needs to be made when buying concession property. In general, the local municipality grants 20 year concessions for property rights in the maritime zone. Foreigners can not easily purchase concession property and may incurr additional risks.
