He has been concentrating on selling Canadians condos in Central and South America. This year he sold about 150 condos in Honduras, Guatemala&amp;nbsp;and Columbia. Another well known marketer is promoting Ecuador, of all places. They are selling $150,000 condos and $40,000 home lots in thrid world countries and in areas that are no where near as developed as most parts of Costa Rica and certainly not as developed as the Central Pacific Region of Costa Rica where Jaco, Hermosa, Manual Antonio and Los Suenos is located. The land is cheap, but the risks in these countries is high. Of course, they sell the upside potential of what these properties will be worth some day. Buy today and when you are ready to retire, these retirement properties will be worth x amount more. &lt;/p&gt;&lt;p&gt;We have properties in Costa Rica that are still very good values TODAY and are much better in apples to apples comparison&amp;#39;s than in these 3rd world countries. I sold a 2 acrea lot in a gated community recently only 15 minutes from the center of Jaco for $21,000. I have $40,000 to $80,000 lots in gated communities where the infrastructure is in and the communities are secure. I have condos for as little at $69,000 for a one bedroom only one block from the beach and 2 bd units that start around $125,000 a few blocks away. I have 3 bd homes about 200 yards from the beach starting at $199,000 and I have 2100SF ocean view luxury homes starting out at $299,000. I have beachfront condos starting in the $200,000&amp;#39;s. These are nice communities that cater to North Americans. If you can afford a little more, I have good values in higher price ranges also. You need to check out Costa Rica before you purchase in one of those other countries. I promise that apples to apples you won&amp;#39;t find better value and equally important, you won&amp;#39;t find a nicer place to call home or home away from home.&lt;/p&gt;&lt;p&gt;&amp;nbsp;Here&amp;#39;s what you need to know about Costa Rica Real Estate.&lt;/p&gt;&lt;p&gt;1. Costa Rica is 2nd world and parts of Costa Rica are first world (like the heathcare system, many of the roads, the water, the electricity, the telephone networks, etc.).&lt;/p&gt;&lt;p&gt;2. Costa Rica is the safest destination among the countries mentioned above. Even Panama, that is being heavily pushed has a much higher risk of violent crime and also drug related crime. If you don&amp;#39;t feel safe, you won&amp;#39;t be happy in your new home. If you feel like a target when you go out, you won&amp;#39;t be happy in your new home. We live in Costa Rica because we are not targets here and are free to move around and enjoy all that Costa Rica has to offer.&lt;/p&gt;&lt;p&gt;3. Costa Rica doesn&amp;#39;t have a military, but it is protected by the US and Canada. During the 1970&amp;#39;s and 1980&amp;#39;s Costa Rica was the only democracy in the region and was located close to the Panama Canal. The US pumped a lot of money into Costa Rica to strengthen its democracy and make it the most stable country in the area. The US Southern Command navigates off the Costa Rican Coasts and protects Costa Rica from Columbian drug runners.&lt;/p&gt;&lt;p&gt;4. Costa Rica is the oldest and most stable democratic government in Central America. Political risks associated with living in some of the countries being promoted is very high. Why risk your savings or retirement funds in a questionable area.&lt;/p&gt;&lt;p&gt;5. Most of the property in Costa Rica&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt; is titled fee simple (freehold), but most of the oceanfront real estate in Costa Rica&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt; is in fact concession property. In the 1970&amp;#39;s the government of Costa Rica&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;, in an effort to protect and maintain control of its shoreline on both the Pacific and Caribbean Coasts&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;span&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&amp;nbsp;&lt;strong&gt;Why is this important?&lt;/strong&gt; Foreigners can not legally own more than a 49% share of Concession Land&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;/span&gt;&lt;span&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&amp;nbsp;&lt;strong&gt;What are the risks for purchasing concession property in Costa Rica?&lt;/strong&gt; The most obvious risk is that if the government decides not to renew your concession you can lose the property. Unlike eminent domain in the USA&lt;/font&gt;&lt;/font&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;, if a legal concession is not renewed, the owner is entitled to retributions. The amount of retribution is based on the government&amp;rsquo;s determination of the value of the improvements on the land - not the cost of the land itself! Other risks include purchasing concession land without improvements on the land and not being granted the concession to build on the property or not being granted permission to build what you want to build on the property. Another risk is that the previous owner built on the concession land without the proper concessions and building permits. The concession expires, you reapply and are told that your home has not been properly permitted. You&amp;nbsp;could be required to demolish the home and reapply.&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;/span&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;strong&gt;Isn&amp;#39;t it true that all concession land will soon revert to titled (fee simple or freehold)&amp;nbsp;real estate&amp;nbsp;in Costa Rica?&lt;/strong&gt; Although there are always rumors in the air, most are created by those wanting to maximize the sales potential of a certain property. In most cases concession real estate sells for a much lower price that real estate that is titled fee simple for obvious reasons. There is more evidence to show that the government is actually increasing enforcement of concession land and will most likely not be open to giving up control of the property to foreigners.&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&amp;nbsp;&lt;strong&gt;Are you advising against foreign ownership of concession property?&lt;/strong&gt; Because there is plenty of titled property available in Costa Rica&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;, I do in most cases advise against purchasing concession real estate. However, as in any real estate transaction in Costa Rica&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;it is advisable to complete an exhaustive due diligence process prior to purchasing or closing on a property. I recommend getting two independent legal opinions by a firm that is at an arms length from the transaction. Some purchasers are more prone to risky purchases&amp;nbsp;/ investments while others are more conservative. If after doing proper due diligence and learning all of the facts a purchaser wants to accept the additional risks associated with purchasing concession real estate, then that is for the buyer to determine for themselves.&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;span&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;strong&gt;Remember, there is an ample supply of fee simple (free hold)&amp;nbsp;properties with clean title in Costa Rica&lt;/strong&gt;&lt;/font&gt;&lt;/font&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;strong&gt;. Fee simple properties can be owned free and clear,&amp;nbsp;100% by foreigners without restrictions.&lt;/strong&gt; It is usually a much cleaner purchase and transaction and in most cases a better, long-term investment. Costa Rica has a stable government and is known as the Switzerland of Cental America. Thousands of Americans and Canadians are purchasing real estate for investment, second home and / or retirement.
