Why Buy Costa Rica Real Estate?


Why Purchase your retirement property, vacation home and recreational property in Costa Rica's Growing Real Estate Market?

1. Costa Rica Real Estate survived the world wide financial crisis. Moody's recently upgraded Costa Rica's bond rating due to the fact that Costa Rica has weathered the world wide financial crisis well and it has reduced its national debt. Unlike Florida, Nevada, California and other North American markets that have seen values depreciate by 50% or more, Costa Rica real estate has faired well. There are a few opportunites, however to purchase select properties below market value as some Costa Rica properties are owned by American's who have to liquidate due to problems back home.  

2. Costa Rica is a worldwide real estate market. Foreign investment in Costa Rica was up almost 300% in the first quarter of 2007 vs same quarter in 2006. Also, the Euro and Canadian Dollars are very strong which makes their purchasing power in Costa Rica a very appealing. In 2007, 51% of visitors came from North America and 49% from other parts of the world. In January of 2010, visitors were up from the peak numbers of previous years.

3. The Boomers are coming! Thousands of Baby Boomers are retiring and millions of others are approaching retirement age. This generation is looking for more than their parents and grandparents did when they were retiring. Costa Rica offers them stability, adventure and safety with a lower cost of living, all in a tropical setting in an aluring environment and the majority of the Boomer Market is going to continue to live out their dreams and plans as they have already accumulated their wealth through years of hard work, good investing and sacrife and now they are rewarding themselves by enjoying it!

4. Costa Rica is Recession Proof. Costa Rica is the choice of savy retirees, investors and others looking to purchase property in Latin America. While Mexico is feeling the US real estate slump because of subprime mortages (not available in Costa Rica) other Latin American countries may offer lower prices than Costa Rica. Buyer Beware! Note - the Costa Rica economy has favored great compared to most countries in the world and the America's!

5. Carrying Costs are Low. Costs for insurance, maintenance and property taxes are much lower in Costa Rica than in Florida, California and most of the Caribbean. 

6. Costa Rica is 2nd World - Not 3rd World Country. Excellent healthcare, good education system (with a 95% literacy rate, Costa Rica's education system is ranked 40th in the world), good economic conditions all contribute to the desirability of Costa Rica for North Americans and Europeans wanting to invest, live, vacation and retire in Costa Rica. Developing areas such as Jaco Beach have an abundance of clean, drinkable water, access to health care, high speed internet, cable and satellite TV with US / English speaking stations, great food, low cost of living (compared to North America and Europe) and personal safety.

7. Stable Government. Costa Rica has one of the oldes democracies in Latin America and known as the Switzerland of Central America. Costa Rica abolished its military in 1949 and during the 1980's when most of Central American governments were struggling, Costa Rica was secure and stable. Also take note that the currency is stable and inflation is in check. Unlike Mexico, there are no drug wars here.

12. Buy in Costa Rica now - there is a shortage of title oceanfront Property in Latin America. As titled Costa Rica real estate with ocean views and beachfront property is developed and becomes more scarce, demand will increase and values will rise. Note - there is a limited amount of titled (see #14) beachfront property in Costa Rica as 95% of it is concession land (rented from government) and in most Latin American countries most of the land foreigners can buy is through government concessions. 15. Buy Discretely. Form a Costa Rican corporation (that you own) to purchase the property. Your name never appears on the title. Form an off shore corporation (consult your financial advisor) and you may qualify for additional tax savings and deferrments.

16. Secure Title. Assure a secure investment as Title insurance is available in Costa Rica from major US companies such as Stewart, Land America and Chicago Title. Note - Costa Rica's National Registry is also available to the public and provides transparent information regarding leins, legal ownership, annotations, etc.

17. Costa Rica is a Great Place to Retire. Escape the husle and bustle of busy North American life and retire to quiet and naturally beautiful Costa Rica with all of the amenities of home, with a secure government, friendly people and at a fraction of the cost for a similar lifestyle in North America and Europe.

18. New Highway to Costa Rica's Pacific Coast. A new, modern highway is open between San Jose (the capital of Costa Rica) and Jaco, Hermosa and Herradura. This highway has reduced transit time to / from the Juan Santamaria International Airport to 60 minutes.
